Free Florida Lease Termination Letter Template for Tenants

Ending a lease in Florida is not as simple as sending your landlord a text. The law requires written notice — specific, timely, and delivered the right way.

Below, we've provided a free template for Florida tenants. But before you use it, make sure you understand when you're legally allowed to terminate your lease, so you don't end up liable for months of rent you didn't have to pay.

When Can a Florida Tenant Terminate a Lease?

At the end of a fixed-term lease: If your lease has an end date, it typically terminates automatically. No notice required unless your lease says otherwise — but check your lease language.

Month-to-month tenancy: Florida Statute §83.57 requires either party to give at least 15 days' notice before the end of the rental period. For weekly rentals, it's 7 days.

Landlord violation of habitability: If your landlord has failed to maintain the property in a habitable condition and has not fixed the problem after proper written notice, you may have the right to terminate under Florida Statute §83.56(1).

Military deployment: Under the Servicemembers Civil Relief Act, active duty military members can terminate a lease early with 30 days' written notice and a copy of deployment orders.

Domestic violence: Certain circumstances may allow early termination — consult an attorney.

My lease expires on [LEASE END DATE]. I will vacate the premises on or before that date. Please confirm receipt of this notice in writing.

Option B — Month-to-Month Termination:
Pursuant to Florida Statute §83.57, I am providing [15/30] days' written notice of my intent to terminate my month-to-month tenancy. My last day of occupancy will be [MOVE-OUT DATE], which is no fewer than [15/30] days from the date of this letter.

Option C — Military Deployment:
Pursuant to the Servicemembers Civil Relief Act (50 U.S.C. § 3955), I am terminating my lease effective [DATE — 30 days after next rent due date]. Enclosed is a copy of my official deployment orders.

How to Send This Letter:

  • Send by email + certified mail, return receipt requested
  • Keep: a copy of the email, USPS tracking number, and signed return receipt card
  • This creates a documented record of when the landlord received your notice
